The challenge

A Tasmanian buyers agent running on one channel.

Timar Agency is a buyers agent in Tasmania. They were relying almost entirely on Google Ads to generate new enquiries — no Meta presence, no supporting organic footprint, no backup channel when paid cost climbed. Growth was limited to one plug, which meant leads were inconsistent and forecasting was a guessing game. We rebuilt the whole acquisition stack across three channels.

The story

One channel. Three after we finished.

Here's how we rebuilt Timar Agency's acquisition — cheaper paid leads, a second-site SEO play, and Meta finally pulling its weight.

01

Client Background

Tasmania's premier buyers agency, founded in 2020, headquartered in Hobart. Strong local brand and deep property expertise — but acquisition was stuck on a single channel and CPL was climbing.

02

Problem Statement

Google Ads was the only tap — leads inconsistent, cost per lead averaging $200, and no organic or Meta footprint to catch buyers earlier in the journey. One platform outage or CPC spike and the pipeline went dry.

03

Solution Provided

Full-funnel rebuild. Launched new websites engineered to rank on Google's first page for Tasmanian buyers-agent searches, restructured and optimised the existing Google Ads account, and rolled out Facebook Ads at different journey stages. Three channels compounding each other.

Channel 1 of 2
Meta Ads performance

127 Meta leads at $64 CPL.

$3,563.74 ad spend. 127 leads. Cost per lead dropped from $200 (Google-only, pre-Meta) to $64 on the new Facebook stack. Creative tested across seven angles — from property-journey pain points to "book a free consult" offer hooks.

01 · Ad creatives

Seven creative angles tested in parallel.

Mobile-first Facebook/Instagram creative built for Tasmanian buyers. Pain-point hooks ("Tired of missing out at auction?"), authority positioning (founder-led "from an ex-retail-exec turned Tasmania's #1 buyers agent"), and consult-offer variants. Each one A/B tested against matched audiences of active property searchers.

02 · Campaign performance

$3,563 spend · 127 leads · $64 CPL.

The new Meta stack pulled 127 qualified buyer-agent leads on $3,563.74 spend — a $64 CPL against the previous $200 Google-only benchmark. Lead quality stayed high because the creative pre-qualified: "buyers agent" intent, not "cheap real estate".

SEO performance

Tasmania buyers agent · #3 organic.

We built a second, lead-capturing website on top of Timar's main domain and engineered both to rank on page one. Result: Timar Agency sits at #3 organic for core Tasmanian buyers-agent queries, with the second site filling in the bottom of page one — double-dipping the SERP for the same intent.

01 · SEO results achieved

#3 organic on main site · second site at bottom of page 1.

Two URLs, one SERP. Core money keywords ranking strongly on both, lead forms firing on each. When a Tasmanian property buyer searches for a buyers agent, they see Timar twice — a moat no competitor on one domain can build.

The results

From $200 CPL to $64.

Full-funnel rebuild: Meta picking up a cheaper top of funnel, the new websites catching organic intent, existing Google Ads optimised. Three compounding channels replaced one expensive one.

Lessons learned
"One channel is a single point of failure. Three channels is a business."

Timar Agency had a great brand and a strong Google Ads account — but one tap on a single platform is fragile. We added Meta (cheaper leads, earlier intent) and SEO (compounding authority, two sites on page one), and CPL dropped from $200 to $64. More importantly, the pipeline stopped depending on a single platform's algorithm on any given day.
